Marketing

Viewing and Tenant Screening.
Highly experienced North’s Property letting agents screen tenants, attend all viewings and keep you fully informed. Once an apparently suitable tenant has been found, we then secure and check all references.
Lease & Legal Obligations.
We draw up the Lease Agreement or, if you prefer, liaise with your solicitor to prepare it. We arrange for it to be signed by both parties.
We also register your property with the Private Residential Tenancies Board (PRTB).
North’s will instruct a Building Energy Rating (BER) assessor on your behalf to prepare a BER certificate in compliance with the EC Energy Performance of Buildings Directive.
Rent Collection.
No more of your time wasted checking bank accounts to see of rent is paid and chasing arrears. We take care of the collection and electronic transfer of rents (net of any expenditure) to your account and send you regular statements.
Securing Your Income
We collect the security deposit and one month’s rent in advance. We also set up the direct debit for future rent payments.
Tenant Contact
You never deal directly with your tenants. We deal with the tenants, seeking your approval where necessary for our recommended course of action.
Inspections
We inspect your rental property regularly, report to you on its condition and deal with any necessary repairs or maintenance, having regard at all times to the tenant’s obligations under the terms of the lease. A full inspection is also carried out at the end of the tenancy so that we can deal with any deductions from and the return of the security deposit.
Repairs & Maintenance
We engage contractors on your behalf to quickly and efficiently deal with any maintenance or repair issues. We draw on our vast experience to advise you on how best to protect the value of your property at least cost.
Refurbishment
We can increase the income potential of your property by redecorating, updating the furniture, or installing new flooring. We also organise various standards of fit-out to suit all budgets for new rental properties.
Cleaning
North’s ensure that your property is as attractive for each re-letting as it was at its first by enforcing the tenant’s lease obligations and, where necessary, by engaging professional cleaners when needed. The cost of this cleaning is generally deducted from the tenant’s security deposit.
Liaison with other Professionals
Our experience in all property matters is invaluable when dealing with other professionals- e.g. solicitors, architects, building surveyors and loss adjusters. On your instructions, we can provide end-of-year statements to your account to assist the preparation of your tax returns.
